Topography varies from level to very steep. The overall elevation change is 450' and goes from the lowest point at the river level of approximately 870 feet to the highest point of 1320. The primary species of tree on the lowlands is Mesquite with some mixed hardwoods. Oaks, elms, Cedars fill in on the slopes and arroyos.
Water Features:
The highlight of the water features is the spectacular 4300' of Brazos River frontage. There are numerous places on the bluff edge where breathtaking views await. There are three small tanks/ponds and numerous arroyos. The average rainfall is around 34 cumulative inches a year.

The habitat on the ranch supports a healthy population of wildlife including whitetail deer, Rio Grande turkey, aoudad, local and migratory white sing, and Eurasian dove, bobwhite quail, wild pig, bobcat, coyote, migratory duck, and numerous non-game species.

Electricity is provided by Tri-county CO-OP and power is available at several places on the ranch.
Minerals:
There is one producing well on the property and the seller owns none of the production. The seller will make no reservations in regards to mineral sand any owned minerals will be conveyed

From Fort Worth, Take I-20 west to Weatherford, from Weatherford, take HWY 180 through Mineral Wells to Palo Pinto, right on FM 4, right on FM 4 in Palo Pinto to Fortune Bend Rd, left on Fortune Bend Rd for 4.25 miles to the first gate on the ranch.
